When choosing your agent you are entrusting the sale of what is quite probably your largest single asset to a team of professionals, to reassure you of our professionalism and ability to generate results we invite you to read genuine reviews from clients about their experience when dealing with us and to visit our local branch, meet the team and see us in action.
We are local people who are based directly within the local area that we cover. Concentric insist on attention to detail, with a team of committed individuals delivering the highest standards of traditional service complimented by the latest technology at the heart of everything we do.
Our marketing strategy is a tailored proactive approach to reaching more buyers, achieving higher levels of interest thus achieving the best possible price for our clients.
A professional and established local agent will forge a relationship with you, working with you to achieve your goals whether it be speed of transaction or best price through skill and experience. For your piece of mind we are voluntary members of the Property Ombudsmen and ARLA. We hope this provides valuable trust and confidence in our professional standing as true property experts.
Estate agency has evolved more in the past three years than at any other time in history and a good agent today will be both digitally capable and exemplary when delivering a personal one to one service. We have created a proposition that works with you to determine your unique marketing strategy, the delivery of which is all geared towards an outstanding client experience whether they choose to engage with us electronically, in person or a mixture of both.
Our Concentric branches are built around teams of customer service focused individuals with real life experience who are trained to be expert property advisors. In the digital age we find ourselves in with so many different methods of communication to use, there is simply no excuse for any agent failing to maintain regular and meaningful contact with their client today. We continue to embrace new ways of communicating to ensure that our clients experience is as good as can be with a combination of regular one to one visits, telephone conversations, emails, instant messages and video calls. Whatever you prefer as the best way to suit you we will devise a tailored plan to achieve just that.
First impressions are absolutely crucial to a successful marketing campaign so across all media we need to get this right. The better we present your home to the marketplace, the more interest you will receive and in turn the better the price achieved. We work with you to create the marketing material that will make you stand out from the crowd, featuring in all visible locations from the local branch display, printed brochures, marketing across all digital platforms including social media and electronic communication our current database of awaiting buyers who are instantly notified when new properties become available or when a price is amended. Working together we will produce a high standard of photography, teaser video’s, accurate floorplans, a list of eye catching star items and key selling points to push on, gripping property description and lifestyle pieces.
At the beginning of your journey, your agent will take the time to really understand your goals, your needs and the real driving factors behind your move. The more we learn, the better we can advise and create the ideal strategy for you. This will include the decision on best method of sale, whether it be a standard sale or perhaps an online auction method our property experts can take you through the various options available to you. A plan of action is agreed at the start which is geared around ideal timescales, target price, full market launch, viewing strategies and a sensible point in time to review our strategy making sure we avoid becoming stale in the marketplace. We know the majority of buyers look online so we will follow an anti-stagnation strategy, constantly monitoring advert performance and online click traffic whilst regularly reporting and updating our clients of progress or changes made.
Looking for your next home is an exciting time and no doubt you will have a clear vision of what this may look like for you and your family. Decisions are made on ideal location, size, practicality and lifestyle meaning there will likely be a lot of emotion involved in the process.
At Concentric we know we are expert negotiators. After all it’s what we do every day for our clients – we negotiate to get them the very best price for their property. We believe that the worst person to deal with negotiation is the buyer as emotion often gets in the way of achieving the lowest price. That’s why we have developed our unique service where your agent will use their skill and experience to get you the lowest possible price on your next home.
When you instruct Concentric you have the power to choose how long an opportunity you give us. We believe that you should work with us because you are happy with our efforts and want to, not just because a contract says you have to. Some estate agents ask you to sign a 10, 12 or sometimes 20 week contract committing you to them even if they under-deliver. We work on a zero week, rolling agreement from day one. We also work on a strict no sale, no fee basis so if we don’t produce you don’t pay us a penny giving you complete peace of mind.
Reaching the valuation figure is a critical point in the meeting as no two properties are completely identical so we work with you to arrive at a price that takes into consideration current and expected market conditions, evidence of comparable properties recently sold and for sale and by focusing on the key features and points of difference that add value to your particular property in order to set the upper most price while ensuring that it is at a level to generate the desired level of interest from quality buyers.
Each offer made on one of our properties goes through a qualification process, for buyers requiring a mortgage our experienced partner mortgage advisors will discuss affordability and the source of deposits to determine the ability to proceed with each client. Whilst nobody can guarantee that a client will receive a mortgage offer this process asks sufficient questions to ascertain whether a purchaser has a good chance of qualifying or not. Should the purchaser be buying from their own funds then we would ask for evidence of those funds or a letter from their solicitor/accountant confirming that the funds required will be available and from what source.
With an estimated 30% of sales in the UK falling through the sales progression role is not one to be underestimated. Once a sale is agreed the technical work starts, this is the often misunderstood part of the process where an experienced estate agent can make or break the success of an accepted offer reaching exchange of contracts. In fact it is often the critical stage in which a good agent will ultimately add value to justify their professional charges. There are so many legal, financial and structural complications that can arise, not only with your property but others in a chain which can cause delays, present new challenges and ultimately determine whether the move will happen or not. We will work with all parties involved to overcome obstacles where possible using our extensive experience and knowledge by ensuring our most talented team members oversees your sale.
Once exchange of contracts takes place you will be busy preparing for moving day and we will continue to communicate with your solicitors. On moving day we will agree with you how and when keys will be transferred to your buyer and be on hand to give advice if needed. We recommend that all manuals and paperwork relating to appliances and alarms etc are placed together and left for the buyers with any personal advice you might like to offer (such as when is the refuse collected, where is the stopcock for the mains!) Rest assured, on the day itself we will ensure that keys are only released to your buyers once funds have been received and legal completion has taken place.
Preparing for moving day can make the final stages of the transaction less stressful, particularly when the move comes with its own personal complexities. We have created a list of handy tips, guides and advice for you which is available upon request.
Across the internet and in marketing literature every business preaches about how good they are, but in 2019 the risk is reduced by genuine reviews of products and services across all sectors. At Concentric we want you to know what our clients have said about their experience when dealing with us which is why we invite you to read the many reviews captured by independent feedback engine FreeIndex.
From our very first meeting our aim is to impress you with excellent service, quality marketing and delivering on our pledges throughout the process. We welcome feedback, good or bad to help us continue to improve and understand where we are getting it right and absolutely if we ever get something wrong. We rely on reviews to give those considering engaging in our service a genuine opportunity to reflect on our service standards that have kindly been shared. Unlike some agents we send a review invitation once you have moved so that the feedback collected covers your complete experience and not just when you are happy at the point of instruction. Visit our website to read reviews and to leave one.
